What is included in an Annual Fire Sprinkler Maintenance / Servicing Plan?
Annual maintenance service of fire sprinkler systems always includes testing the
water supplies such as fire pumps. This should always be carried out
by a specialist to comply with the strict rules and regulations.
Inspection of control valves and internals is also carried out.
After this the system requires to be cleaned, lubricated and all
seals checked and new ones installed where necessary. This process
is then followed by a full function test to ensure all valves are
operating correctly.
A number of additional test are also carried out to test the
temperature at which the sprinkler heads are activated and a water
flow test is applied to the whole system to test function and
pressure. BSEN 12845 Annex K standard recommends a 25 year function
test on all sprinkler systems.
Maintenance / Servicing plans for existing retrofit Fire Sprinkler Systems
If the age of the system is unknown, a random sample of sprinkler
heads should be sent for analysis. This should be carried out every
25 years. After this a detailed report is provided to show the
results of the analysis. If one sprinkler head should fail we
recommend either immediate action to replace all sprinkler heads or
ask for further investigation to be carried out.
Also every 25 years a sample of your pipe work should be inspected.
This is to ensure clear waterways throughout the system. We
recommend flushing the entire system at regular intervals to keep
all waterways active.
If the system is under 25 years old, the inspection and actions
carried out will be mainly dependant on visual and physical
examinations of the installed pipe work and sprinkler heads. From
these any further actions will be determined appropriately following
liaison with the client and fire safety officer.
