The current fire safety legislation in Scotland demands fire sprinklers are installed in all new care homes. This comes following a serious fire in which 13 occupants died. Domestic and Residential system definition.

Classification as a Residential Property is based on the following;

  • Properties that are shared residence with shared living space and access.
  • Buildings that operate as care homes, residential homes, student accommodation or rented property.
  • Residential also applies to larger projects and the need to adhere to different standards from a domestic project e.g. a dwelling such as a large private hall used as a residence – Longleat house is a good example that is protected this way.

Domestic properties meanwhile are usually;

  • Private residence with a single occupant, family or group.
  • New builds or modifications to single occupancy properties.
  • This project usually applies to loft conversions, new build houses with 2 or more storey’s and extensions to existing properties.
